Even with the best planning, older buildings are usually full of surprises. In order to battle unforeseen conditions and cost over runs I treat these occurrences as opportunities to improve design.
I usually work with readily available, “in-stock“ materials and finishes. This keeps costs down and also allows for more flexibility during the construction process. The key is to use these materials thoughtfully and have them installed properly, paying attention to the small details as they will appear when finished.
My knowledge of building systems and structure enables me to incorporate these elements as
key features in the aesthetics of a design.
My years of experience as a property manager and builder have strongly influenced my design sensibility. I know what things cost, how they must be installed, how much maintenance they need and what makes living spaces work well. Above all I am practical, but I've found that this doesn't have to get in the way of making things look good, fun or beautiful, even on a strict budget.
